The real estate world of Miami Beach is laden with trench warfare-style competition between mega brokerages. It was not always that way! The question remains are local and international buyers/sellers better off with big firm or boutique Realtors?

There is no easy answer to this question and attempting to analyze all variables in the Miami Beach market equation requires a novel and not a blog. For brevity’s sake, we will slightly explore one difference between the 160 vs. 30 Realtor brokerages: Infrastructure or Flexibility?

A large brokerage will have a manual for every situation that could possibly be fathomed during a real estate transaction. Step by step will be detailed for the agent or a phone number to the department head who handles that sort of deviation is very conveniently available in their new hire paperwork. There is a serious advantage to this model. A company which has been in business for a long time and seen every possible bump in the road or road block can assist buyers and sellers efficiently.

Now the smaller operation also has advantages. A real estate brokerage is overseen by one person: the broker. When a location has 160 Realtors and you are renting or buying a home for 200-300k, unless you happen upon them on their way to get coffee, you will never meet or deal with the brains of the operation and all they will know of you is the paperwork they have to sign at deals end. A customer of a smaller house will likely have more attention from the broker.
