With 32 years in real estate sales and nearly two decades as a brokerage owner, Gary Hennes has earned his place as one of Miami Beach’s most trusted and visionary real estate leaders. His influence extends far beyond transactions—he has been instrumental in shaping the architectural and cultural renaissance of South Beach itself.
Gary’s real estate foundation was built on his family’s entrepreneurial legacy in northeast Ohio, where they amassed income-producing properties while building their multi-city Manpower Inc. franchise empire, launched in the mid-1950s by his father and uncle William Singer. Following the sale of Manpower in the 1970s, his family relocated to South Florida, and Gary’s real estate education expanded into a market that was substantially larger, faster-moving, and filled with untapped potential.
After graduating college, Gary made Miami Beach his home in the 1980s, drawn by deep family connections throughout the area—from Meridian Avenue to Biscayne Point—and especially by his beloved grandmother, who lived in the Sherry Frontenac Hotel. She possessed an unwavering vision that Miami Beach would return to its former glory and believed Gary would play a central role in the city’s renaissance. She encouraged him to see beyond the neglect, to study the architecture critically, and to envision buildings as they once were. Her perspective remarkably paralleled that of Barbara Capitman, the legendary Art Deco historian whose preservation efforts led to the historic designation of the Art Deco District.
Over the past three decades, Gary has been instrumental in the sale and development of 35 landmark buildings throughout South Beach—properties including Tribeca, Fontana, Atlantis, Marquesa, The Barbara, The Coconut, Cabana, Lunamar, Beachway, and Vanderbilt, many of which have earned recognition and awards from The Miami Design Preservation League. His journey through Miami Beach real estate began with Susana Baker’s original South Beach Realty on Washington Avenue, continued with Kent Karlock Real Estate, and culminated in 2006 when he opened Gary Hennes Realtors with characteristic optimism and entrepreneurial spirit.
Initially located in The Van Dyke building at Lincoln Road and Jefferson Avenue—the historic 1925 Carl Fisher building where the first parcels of Miami Beach land were sold—Gary Hennes Realtors moved to its current luxury headquarters at 1335 Lincoln Road in 2014 following extensive renovations. This free-standing address on the famed pedestrian promenade perfectly reflects the firm’s elevated international presence while maintaining its boutique, independent character.
